The short version

Nothing on this website is an offer to buy your house. A real offer is a specific number for a specific property, in writing, after we have reviewed it. We are cash buyers and investors — not real estate agents, not brokers, and we do not represent you. Read section 3 carefully; it is the part most people are surprised by.

1. Agreement

These terms govern your use of townsellpropertybuyers.com, operated by Townsell Property Buyers LLC, Richmond Heights, Ohio 44143. By using the site or submitting a form, you accept them.

2. We are buyers, not agents

We are a private real estate investment company. We buy houses for our own account and for resale at a profit.

  • We are not licensed real estate agents or brokers, and we do not act as your agent.
  • We owe you no fiduciary duty. An agent representing you does; we do not.
  • We do not provide legal, tax, financial, or appraisal advice. Nothing on this site is such advice.
  • We charge no commissions or fees — we make money on the difference between what we pay and what the property is later worth to us or another buyer.

You are always free — and often wise — to consult your own attorney, accountant, or a licensed agent before selling. We encourage it.

3. Our offers, and what they are worth

We buy at a discount to retail market value. That is the trade: you get speed, certainty, no repairs, no showings, no commissions, and no financing contingency; we take on the condition, carrying costs, and resale risk. A cash offer from us will typically be below what a fully renovated, market-listed sale might bring.

Anything shown or suggested on this website — ranges, examples, calculators, or figures mentioned by the chat assistant — is illustrative and is not an offer. A binding offer exists only in a written purchase agreement signed by both parties.

Offers may be conditioned on inspection, clear title, and verification of what you have told us. We may withdraw or revise an offer before mutual signature.

4. Assignment of contract

Purchase agreements we sign are generally assignable. That means we may transfer our right to buy your property to another investor, who then closes in our place. This is normal in this industry, and it is how many transactions get funded.

What it means for you: the entity that ultimately buys your house may not be Townsell Property Buyers. Your price and terms do not change. If you do not want your contract assigned, tell us before signing — we will either accommodate it in writing or tell you we cannot proceed.

5. Your right to cancel

Where a purchase agreement is signed at your home, Ohio’s Home Solicitation Sales Act may give you the right to cancel within three business days. Your agreement contains any required notice and cancellation instructions, and those instructions control. After that period, cancellation is governed by the agreement itself.

Real estate transactions are significant and largely irreversible once closed. Please read what you sign, and have someone you trust read it too.

6. Accuracy of what you tell us

Our offers rely on your description of the property — its condition, occupancy, liens, title issues, and any known defects. If material information is inaccurate or withheld, we may revise or withdraw an offer, or terminate a signed agreement as that agreement permits.

7. No guarantee of purchase, price, or timing

We do not guarantee that we will make an offer on any property, that any offer will meet your expectations, or that a transaction will close on a particular date. Closing timelines depend on title work, payoff figures, county recording, and third parties outside our control. Statements about typical speed are historical, not promises.

8. Foreclosure and distressed situations

If you are behind on payments or facing foreclosure, we may be able to help — but we cannot promise to stop a foreclosure, and we are not a credit repair, loan modification, or debt counseling service. We do not charge fees for foreclosure assistance. Deadlines in foreclosure are strict and unforgiving: speak with an attorney or a HUD-approved housing counselor as well as with us.

9. Website content and the chat assistant

Text, photographs, and layout on this site belong to us or our licensors. Testimonials describe individual experiences and are not a promise of similar results; identifying details may be shortened for privacy.

The chat assistant is automated. It can be wrong, and nothing it says constitutes an offer, an agreement, or professional advice. Confirm anything that matters with a person.

10. Fair housing and non-discrimination

We buy property without regard to race, color, religion, sex, familial status, national origin, disability, or any other characteristic protected by federal, Ohio, or local law.

11. Disclaimers and limits

The website is provided “as is,” without warranty that it is uninterrupted, error-free, or that every figure on it is current.

To the fullest extent Ohio law allows, our liability arising from your use of this website is limited to $100. This does not limit obligations under a signed purchase agreement, which that agreement governs, and does not limit liability that cannot be limited by law.

12. Governing law

These terms are governed by Ohio law. Website disputes will be brought in the state or federal courts serving Cuyahoga County, Ohio. Disputes over a purchase agreement are governed by that agreement. Before filing anything, please call us.

13. Changes

We may update these terms; the effective date above will change accordingly. A signed purchase agreement is never altered by a change to this page.
