Who we are

This policy explains what townsellpropertybuyers.com collects, why, and what you can do about it.

What we collect

Information you give us. When you request a cash offer we collect your name, phone number, email address, the address of the property, its condition as you describe it, your timeline for selling, and any notes or photographs you upload. If we make an offer and you proceed, we also collect what is needed to close — signatures on the purchase agreement and information required by the title company.

Property records. To evaluate an offer we look up publicly available information about the property: county auditor and recorder records, tax status, deed and lien history, permit records, and comparable sales. This is public data, and we gather it whether or not you complete a form.

Automatically. Standard server logs (IP address, browser and device type, pages viewed, timestamps).

What we don’t collect on this site. We do not ask for Social Security numbers, bank account numbers, or card numbers through this website. Anything of that nature happens through the title company at closing, under their own safeguards.

How we use it

We use your information to evaluate the property, prepare and present a cash offer, contact you about that offer, and — if you accept — to complete the purchase.

Important: we buy houses and we also work with a network of local investors. If you accept an offer, we may assign the purchase agreement to another buyer, which is standard practice in this business. In that case your name, the property address, and the agreement itself are shared with that buyer and with the title company handling closing. If you would rather we not assign your contract, say so before signing and we will tell you plainly whether we can proceed on that basis.

We do not sell your personal information to data brokers or list vendors.

Text messages

If you provide a mobile number and agree to be contacted by text, you consent to receive SMS messages from Townsell Property Buyers about your offer, property, and closing — some of which may be sent using automated technology.

• Consent is not a condition of any sale or offer. We will make you the same offer whether or not you agree to texts — just ask us to call or email instead.
• Message frequency varies with the stage of your transaction.
• Message and data rates may apply.
• Reply STOP to opt out or HELP for help. Opting out of texts does not withdraw your offer or cancel a signed agreement.
• Carriers are not liable for delayed or undelivered messages.
• Mobile numbers collected for texting are never sold and are not shared with third parties for their own marketing.

Who else sees your information

We use a small set of providers, each receiving only what it needs:

• Vercel — hosting and encrypted storage for submitted forms, photos, and documents.
• Resend — transactional email.
• Twilio — SMS messaging when you opt in.
• Anthropic — powers the website chat assistant; your messages are processed to generate replies.
• Title and escrow companies — receive what is required to close a transaction.
• Assignee buyers — where a signed agreement is assigned, as described above.

We may also disclose information where the law requires it, to enforce an agreement, or to protect someone from harm.

How long we keep it

Inquiries that do not lead to a purchase are kept about two years. Closed transactions are kept at least seven years for tax, title, and liability reasons. Chat transcripts are kept about ninety days. You can ask us to delete your information sooner and we will, unless we are required to retain it.

Your choices

Ohio does not currently have a general consumer privacy statute, but we honor these requests from anyone:

• ask what we hold about you and get a copy
• correct anything inaccurate
• ask us to delete it
• opt out of marketing calls, texts, and email

Email info@townsellpropertybuyers.com and we will respond within 30 days. We may need to verify your identity first. Note that we cannot delete public county property records, and we cannot delete documents that form part of a completed real estate transaction.

Security

The site is served over HTTPS and submissions are stored in access-controlled, encrypted storage. No system is perfectly secure, and we cannot guarantee absolute security. Please do not email sensitive financial details — wire fraud is common in real estate, and we will never send you wiring instructions by email.

Children

This site is intended for adults selling real property. We do not knowingly collect information from anyone under 18.

Changes

If this policy changes we will update the effective date above.
